Pioneer Adams II (“PA-2”) is the second phase of a highly successful affordable housing project in Topeka, Kansas. The first phase, Pioneer Adams Towne Homes (“PATH” or “PA-1”), provides 47 units of multi-family, affordable housing located near the prominent intersection of 21st and Adams in east Topeka. Both projects, PA-1 and PA-2, are a continuation of Pioneer Group’s goal of bringing clean, safe, modern, and affordable family housing to areas of Topeka that are severely lacking in such residential rental properties. This second phase provides another 49 units, including 16 one-bedroom apartment units, 12 two-bedroom apartments, one three-bedroom apartment, and 20 more three-bedroom townhomes.
At the May 16, 2008 ribbon-cutting ceremony for PA-1, public attention focused on the fact that more than 330 people were on a waiting list for the 47 apartments in that first phase. Especially when one realizes the large waiting list developed before the management company placed any advertising, it was obvious the public already demonstrated a great need for this high quality affordable housing. With the ribbon-cutting ceremony behind us, as quickly as we receive the certificate of occupancy signifying construction complete another unit, we move someone from the waiting list into the newly-completed unit. With that abundance of tenants desiring this kind of housing at that location, it seemed only natural to continue with a second phase (PA-2).
Like the first phase, this second phase also has a Community Room, a large “tot lot” with professionally constructed play equipment and an abundance of green space. Continuing with the already successful floor plans, the townhome units (pictured above) each have 1,414 square feet of living space, plus an attached garage. The first floor contains the living room, the kitchen with base and wall cabinets and a full set of appliances, the dining room, a bathroom, a front porch, and a rear patio. The second floor consists of three bedrooms, a full bathroom with shower and tub, plus washer / dryer hookups.
The one- and two-bedroom apartment units correspondingly have 640 and 912 square feet of living space, and have similar furnishings as the townhomes.
Although this property shares the management and maintenance facilities of PA-1, it also has its own management building containing a laundry facility, a community meeting room, an exercise room, a library, and a “safe room” providing storm protection for our residents. The grounds also include picnic tables, bike racks, barbeque grills, and seating surrounding an area set aside for resident gardens.
